Mount Freeling Station is a significant pastoral property located in the Northern Flinders Ranges region of South Australia. This expansive holding offers a unique opportunity to invest in a large-scale grazing enterprise set against the iconic and historic backdrop of the Flinders Ranges. The property has benefited from substantial improvements by the current owner, including extensive fencing and the addition of watering points, which have opened up previously underutilized areas for grazing. The station encompasses a total grazing area of approximately 100,000 hectares (247,100 acres), situated just beyond the bitumen on The Strzelecki Track. It is conveniently located about one hour northeast of Lyndhurst and approximately four hours northeast of Port Augusta, a major regional center. The pastoral board allows for a maximum stocking rate equivalent to 9,700 sheep or cattle, reflecting the property's carrying capacity.
The terrain is predominantly composed of open low hills and undulating valleys, with softer country to the east and some stony rolling hills to the south. The vegetation is characterized by a strong presence of native grasses, clovers, herbages, and shrubs, providing quality feed for livestock. Water supply is reliable, sourced from numerous bores supplemented by permanent and seasonal springs, as well as seasonal catchments distributed throughout the property.
Since the start of the year, the area has received over 250 millimeters of rainfall, contributing to excellent pasture growth. The station is currently destocked to allow the land to rest and recover. Investments in additional watering points have enabled the grazing of an extra 31,193 hectares (77,078 acres), which is estimated to increase the carrying capacity by an additional 2,000 ewes, bringing the total estimated capacity to around 7,000 ewes plus followers.
Infrastructure improvements include a four-bedroom homestead, a separate cottage, an eight-stand shearing shed with 13-bedroom shearer quarters, sheep and cattle yards, and various implement sheds. The property also offers untapped potential for tourism development, with opportunities for accommodation and camping. Additionally, there are 4x4 tracks that explore notable local features such as The Mawson Plateau, Yudnamutana mines, and Brindina Springs.
The estimated average annual rainfall for the area ranges between 220 and 240 millimeters. The current owner's strategic decision to fully destock the station allows for comprehensive resting of the country, presenting an incoming purchaser with the opportunity to recommence operations with excellent pasture availability following the recent strong summer rainfall.
